Why go with a foreclosure where you have to spend upwards of $30,000 to update it when you can find a similar home placed on the market by an owner who is not under duress that already has the upgrades in plus has a swimming pool and is in move-in condition?

Such is the case with Carol Bragan’s (481-3540) listing at 1429 Spindthrift Way in the Beck neighborhood to the east of the Sierra High campus. Similar 2,171 square-foot homes have sold in the past several months as foreclosures that were not updated, had some repair work needed, came with an aging roof, and lacked a swimming pool or well kept yards for that matter. They sold for almost as much as the Spindthrift Way home that is available for $234,900.

The two-story home features three bedrooms plus an open loft as well as 2.5 bathrooms.

New central heating and air conditioning was installed in 2010, plus there is a newer 30-year comp roof. The master bedroom suite bathroom has a new sink, lighting fixtures, new toilet, new shower doors, and tile.

The master bedroom has a closet organizer system. There is recent interior and exterior painting throughout.

The biggest update might just be the kitchen with new Pergo flooring, new Silestone counters, and resurfaced cabinetry with pullouts.

There is also newer carpet throughout plus a refinished wooden staircase.

There is a laundry chute to the downstairs laundry room that is adjacent to a half bathroom that has a newer granite sink and cabinet.

The home has a Swan Pool plus RV access.
