Oakwood Shores making big splash with lifestyle, price & lakefront access

The next best thing in Manteca housing is here: Oakwood Shores.

Lafferty Homes is conducting a grand opening this weekend at the 480-lot gated community on 160 acres of lakes that offers a unique lifestyle both inside and outside of the homes.

Virtually every home will be on the manmade lakes that are expansive unlike some other lakefront developments. Given the “flex” interior floor plans that Lafferty Homes, you can essentially design a semi-custom home within the envelope of the basic structure that can create a personalized lifestyle. Toss in designs that maximize visual exposure to the lakes from both floors of two-story home options, second master bedroom suites options with private entrances for generational family living, and unique touches such as front balconies off secondary bedrooms and even a model with a front patio fireplace and you are talking a home tailor-made to a lifestyle and not merely a house.

Add to it the fact Lafferty’s designs give you a feel of a 3,700-square-foot home when it’s actually 2,700 square feet without the use of architectural dust collectors and you won’t find any other neighborhood like it in the South County.

It is for that reason that the sale of a more than a dozen before this weekend’s grand opening are going to long-established area residents who are making a move-up buy to take advantage of not just the community’s lifestyle and location but historically low interest rates and prices that start in the low $300,000s.

There is a lot to be said for the prices as they aren’t in the nosebleed territory of $644,990 to $764,990 for the base models as they were in 2008 when a previous developer rolled out Oakwood Shores. Instead they range from $313,900 for the 2,292-square-foot model to the largest model base price of $390,000. Typically buyers are spending more than $400,000 on homes.

It is a price point that seems agreeable to buyers almost all who are heralding from San Joaquin and Stanislaus counties as opposed to 2006 when Bay Area buyers completely dominated the new sales market in Manteca.

The custom feel the flex plan allows is also agreeable to buyers.

Builder Rick Lafferty said he enjoys the fact that buyers keep coming back and back because they see something different each time that makes their final decision on a model and flex options a tad more difficult.

And as far as he’s concerned that is the way it should be so buyers end up with homes that fit their preferred lifestyle and that they want to live in.

Part of the improvements that Lafferty Homes has made was to complete the clubhouse and swimming pool as well as sell a number of lots to the reclamation district so the levees could be strengthened to assure long-term flood protection.

The models are open Thursday through Monday from 11 a.m. to 5 p.m.

Given the construction on Woodward Avenue, the easiest way currently to reach Oakwood Shores is to take West Yosemite Avenue to McKinley Avenue and turn south. Take McKinley to where it T-intersects with Woodward Avenue and turn right. That will take you to the gated entrance to Oakwood Shores.
