Developers creating 490 buildable lots for homes

Manteca is on pace for its fifth straight year of 300 plus homes being built.

Community Development Director Frederic Clark noted that 490 new buildable lots will be ready by year’s end.

That is a significant jump over the last five years as builders created only a small amount of new lots with infrastructure in place as they worked their way through 965 buildable lots amassed in mid-2007 after the housing market collapsed.

Clark was quizzed by Councilman Vince Hernandez about residential subdivision lot inventory during Monday’s budget workshop. Housing growth has direct impacts on the municipal spending plan ranging from generating revenue to requiring additional day-to-day services.

Clark noted three subdivisions are moving through the tracking process that ends with the issuance of building permits and another six subdivisions are going through the approval process.

The city issued 147 single family home building permits as of the end of May. That includes 37 housing starts in May.
