Plan turns orchard into 117 homes

Planners could OK 117 more homes for Manteca.

Another 117 homes and an area for small neighborhood commercial will replace the remaining almond orchards in the triangle formed by Airport Way, Louise Avenue and the Union Pacific Railroad in northwest Manteca.

The Manteca Planning Commission on Tuesday at 7 p.m. is reviewing plans for the 30-acre project dubbed Monte Bello Estates on land currently in the Ott Family Trust. The tentative subdivision map is a departure from the general plan as it eliminates moderate density residential along Airport Way in favor of the five homes per acre found in most Manteca single family home neighborhoods. Part of that medium residential and a small portion designated as general commercial will be converted to potential neighborhood commercial uses such as are found at Louise Avenue and Cottage Avenue. All of the residential uses will be low density.

The commercial area will extend to the corner of Louise and Airport.

The development backs up to 12 homes north of Louise Avenue that face a sound wall.

The commission also will consider approval of a tentative subdivision map to convert a nine-acre school site adjacent to the Union Ranch Park in north Manteca to a 34-lot low density development. It would consist of lots ranging from 8,700 to 14,800 square feet.

Also on the agenda are plans for a new 5,376-square-foot Manteca Veterinary Hospital replacing the existing facility on the northeast corner of Powers Avenue and Moffat Boulevard.
