More time sought for 184 condos

Project would extend Center Street to west

The market hasn’t yet caught up with a plan to build 184 condos south of the Manteca Golf Course along a proposed extension of Center Street.
And while the vesting tentative map and site plan approved in 2014 is about to expire, the Brocchini Family Partnership is confident that the economy has changed enough to seek a three year extension to get the project off the ground.
The extension request is before the Manteca Planning Commission on Tuesday at 7 p.m. The commission meets in the council chambers at the Civic Center, 1001 W. Center St.
The Brocchini Family Partnership envisions 184 condos on 10.86 acres straddling both sides of Center Street as it is extended westward to a point 350 feet east of St. Dominic’s Drive. It is part of a parcel sandwiched between Kaiser’s medical offices on the west, the commercial/offices on the east where Valley Dental and AAA are located, the golf course on the north and Yosemite Avenue on the south. The plan is for the 5.84 acres bordering Yosemite Avenue to be developed in the future as commercial.
The project is dubbed Alma’s Place. It will consist of two-story buildings with one-, two, and three-bedroom units. The plan calls for a separate community center and a separate recreation facility with a gym, swimming pool, tot lot, and BBQ area for residents. The proposal includes 184 covered parking lots and 230 uncovered stalls.
There is also a bus turnout planned for the extension of Center Street.
The developer has asked to purchase a city-owned parcel immediately to the north where a drainage ditch is located next to the golf course. The plan is to pipe the drainage ditch, cover it up and then landscape it as an open green space.
More than 14 years ago a Stockton developer had proposed developing townhouses along the remaining future alignment of Center Street from where the Alma Place project will end behind the Kaiser offices to Airport Way.
If the plan does move  forward, it would create the largest concentration of multiple family residences in Manteca between Magnolia Place on the west side of the Civic Center and Airport Way. Stonegate Apartments, Westwood Village Apartments, and Fairway Estates are already located on that stretch of Center Street.
