Manteca’s emerging outlet stores complex is working out as a better location for Vans Shoes Outlet than their previous spot in the Tracy Outlet Center.
Economic Development Specialist Don Smail told the City Council Thursday that the chain reported month-to-month sales are 15 to 25 percent higher in Manteca than they were in Tracy despite being the first and only outlet to open so far in the Orchard Valley complex at the 120 Bypass and Union Road.
Smail noted there is more robust traffic at the Manteca complex despite just having one outlet store. He noted the 16-screen showplace theatre plus Bass Pro Shops alone are creating sufficient foot traffic to boost Vans sales.
The other retailers in the complex - JC Penney and Best Buy - are on the other side of the shopping center.
Smail told the council the “deal maker” for other outlets interested in Manteca to take the plunge centers around whether the complex can obtain a high-tech LED electronic, message billboard along the Highway 120 Bypass to advertise their wares.
Firms that locate outlet stores have indicated it would further enhance the Manteca location and would in all likelihood trigger lease signings.
While the Tracy Outlets is visible from Interstate 205 it doesn’t have a strong freeway presence. Smail said an electronic billboard sign would make the Manteca site even stronger for retailers.
The council in the coming months is expected to review an ordinance allowing high-tech electronic message signs used by recreation/hospitality centers in select areas along the Highway 99 and Highway 120 Bypass corridors.
There are only a few places such signs could go in Manteca including south of the Highway 120 Bypass between Union Road and a point east of Main Street, the southern quadrants of the 120 Bypass and Airport Way interchange, along the 120 Bypass near the future McKinley Avenue interchange, the southwest corner of the Highway 99 and 120 Bypass interchange, the area that is now vacant between Highway 99 and the Northgate Drive/Main Street intersection, as well as on the northwest corner of the Lathrop Road and Highway 99 interchange.
