Motivated sellers of non-REO homes are ready to deal

Buying activity is to the point in the Manteca housing market that the available number of resale homes has finally dipped to less than a three month supply for the first time in nearly three years.

“Buyers want to buy now,” noted Carol Perdew of California Prudential Realty of buyers who are scrambling to take advantage of the best rates, best prices, and best resale inventory in decades.

Perdew and other Realtors will tell you a lot of people who want to sell and aren’t under financial duress have been on the sidelines creating an invisible inventory. Some of those home owners who want to make moves while prices for what they want to buy are much lower and while loans are around 5 percent, are now starting to put their homes up for sale and pricing them to reflect the foreclosure market.

Perdew has clients who listed their home at 1453 Wawona Street this week so they can move into a retirement community to take advantage of low prices there as well as low loan rates.

It isn’t you run-of-the-mill home offering either. They are the original owners of the two-story home with three bedrooms and two bathrooms within 2,258 square feet of living space that was built in 1986. The $263,950 asking price compares favorably to the nearby foreclosures especially when you look at the work that doesn’t have to be done. It is being featured during an open house this Saturday from 1:30 to 4 p.m.
