Frank Warren is a busy man.

The temperature is breaking 100 degrees for the umpteenth time this year, and that means that he and his guys at Warren’s Heating and Air Conditioning are working overtime.

Well, maybe overtime – it all kind of hinges on whether he has enough guys to cover the flood of phone calls that come in when people find out that their air conditioning units aren’t working when they go to cool down a house that has unknowingly crept up to 85 degrees.

And when you specialize in fixing air conditioning and heating units in the Northern San Joaquin Valley for two decades, you get an awful lot of those phone calls.

Just recently Warren’s Heating and Air Conditioning celebrated its 20th anniversary serving customers in San Joaquin and Stanislaus counties.

The business as a whole has come a long way since Warren operated out of the garage of his house, and his success – and the ability to weather the economic storm that formed many small business to shutter – is directly attributed to the guys that he has responding to the calls for service that can at times flood the small office.

“I look forward to coming to work every day because I love working with the guys that work here – they genuinely look forward to being here and they’re always waiting with a smile on their face,” Warren said. “That kind of an attitude carries over to the customers and it’s one of the reasons why we’ve had people that come back to us after 20 years when they’re ready for a new unit.

“Having that kind of service is crucial.”

The craziest part about his business? He actually tries to make sure that his customers don’t require the costliest of repairs.

Annual service plans that include cleaning out condenser coils and making sure that everything is operating the way that it is supposed to helps ensure that his customers don’t end up needing to replace entire units. Sometimes, he said, they end up getting lucky when they don’t ever bother with routine maintenance – referring to the care of the intricate interior like that of the motor under the hood of a car.

It’s just good, honest business Warren says. It’s the way that he learned to do things when his grandfather and father operated Warren’s Bootery in Downtown Manteca, and it’s the way that he and wife did things when Home Run Hot Dogs was a city staple in the space next to what was once the Mars Department Store.

His roots run deep. And knowing that for two decades he’s been able to channel that goodwill into taking care of his customers, Warren says, is more than likely while he’s been able to stay in business as long as he has.

“People are willing to be loyal to you when you provide them with good service and serve as the kind of local business that people want to deal with,” he said. “As long as you do it right they’re always willing to support a local shop.”
