Upwards of 837 new apartments in 2021 for Manteca

The $1,875 studio apartment has arrived in Manteca.

The Atherton — a 428-unit apartment complex in the 700 block of Atherton Drive east of Bass Pro Shops — has just recently started leasing some of the 42 studio units the complex will have.

A 515 square-foot studio with one bath will run $1,975 if you want a garage to go with it.

That compares to $1,140 for a similar sized studio that Westwood Village on Center Street has available.

The Atherton also is leasing the first one-bedroom apartment to break the $2,000 a month barrier in Manteca. The Atherton’s 722-square-foot version is going for $2,030. That is $144 a month more than a one bedroom unit with 16 square feet more at the Tesoro Apartments.

The developers of The Atherton are finishing up the first phase of 214 units with the first tenants scheduled to move in at the end of the month. Plans for the second phase that also will have 218 units are now being reviewed by the City of Manteca. The construction value of the second phase is pegged at $35.5 million.

Developers are expected to submit plans in the coming weeks to Manteca for a 281-unit apartment complex further to the west on Atherton Drive across from where the 116,641-square-foot Living Spaces furniture showroom is now under construction.

Work is also proceeding on the 128-unit Woodbridge Apartment going up near the northeast corner of Lathrop Road and Union Road.

By year’s end in Manteca 837 new apartment units will have been built or well under construction.

Developer Bill Filios expects even more apartments will be moving forward in Manteca.

“There is a definitely a shortage of apartments in Manteca,” Filios said.

Five of the 10 floorplans are now available with three to 12 month leases.

The other floorplans besides the studio are:

*A one bedroom and one bathroom with 722 square feet for $2,030 a month.

*Two bedrooms and two bathrooms with 1,040 square feet for $2,230 a month.

*Two bedrooms and two bathrooms with 1,105 square feet for $2,330 a month.  

*Three bedrooms and two bathrooms with 1,292 square feet for  $2,675 a month.  

While those rates may seem high, they are comparble to the newest  Tracy apartment complex completed late last year known as Gateway Crossing on Grantline Road. The Atherton one bedroom is $2,030 compared to the Gateway’s $1,975. The Atherton’s largest  two bedrooms with two bathrooms is $2,330 compared to the Gateway’s $2,385. The Atherton’s three bedrooms is $2,675 compared to the Gateway’s $2,795.

The amenities are similar at both the Manteca and Tracy complexes.

The Atherton will have 428 units at buildout making it Manteca’s largest apartment complex. Currently the largest complex is the 298-unit Paseo Villas on Atherton Drive at Van Ryn Avenue.

It is in walking distance to the 16-screen AMC Showplace movie theater as well as dining options at The Promenade Shops at Orchard Valley.

The gated complex is essentially two almost carbon copy 214-unit complexes. Each will have their own fitness center, clubhouse, dog park, dog wash room, bike repair room, game/billiards room, demonstration kitchen, clubhouse, pool and spa, pool house, tot lots, fire pits and a community park.

The Atherton complex will include the largest concentration of studio apartments ever built in Manteca. The 42 studio apartments would account for a 10th of the overall unit total.

The Atherton will also include 140 one bedroom and one bathroom units with 727 square feet, 222 two bedroom and two bathroom units with 1,040 to 1,105 square feet, and 24 three bedroom and two bathroom units with 1,279 square feet.

There will be two main entrances. One would be from Atherton Drive directly across from Tinnin Road. The other would be from Lakeside Drive roughly midway between the fence bordering the 120 Bypass and Atherton Drive. There would be two gated exits for residents only along Lakeside.
