Appeal of denial for River Road gas station is tonight

A proposed gas station facility at 112 West River Road was denied by the Ripon Planning Commission about two months ago.

Developers – JB Anderson Land Use Planning, on behalf of RJM Inc. and JKB Living Inc. – will look to appeal that decision at tonight’s Ripon City Council meeting.

A public hearing on that appeal is for the proposed project consisting of an approximately 8,928 square foot gas station facility with 3,648 of that for the convenience market with a 2,400 square foot limited food service drive-through and 2,880 square foot fueling stations.

Commissioners, as part of their reason for denying the project, mentioned River Road as currently being hazardous, especially in the area of the stop-about at North Ripon Road.

Elected leader, as one of the conditions of possibly overturning that earlier decision, could direct the applicant to install all necessary infrastructure needed for full improvement of the River Road / North Ripon Road intersection, with reimbursement eligibility if costs are in excess of its fair share of said improvements per terms of a Project Improvement Agreement with the City of Ripon.

Those looking to attend in person can do so but, due to the COVID-19 pandemic, would be required to abide by CDC protocol of social distancing. Occupancy in the Council Chamber will be limited to the first 25.

In other agenda items:

  • Several resolutions including the City of Ripon’s Public Transportation Agency Safety Plan; increased cost of health and welfare benefits to non-representative employees and City Council members; and establishing water, sewer & garbage rates are looking for approval.
