New complex adds 428 units with 42 studios

Atherton Drive is emerging as apartment row in Manteca.

City planners are currently vetting an environmental impact document for the biggest apartment complex yet in Manteca — the 428-unit Valencia complex proposed immediately east of The Promenade Shops at Orchard Valley.

Also going through the environmental review process is Manteca’s most significant medium density housing development in three decades — the 99-home Yosemite Greens on the southeast corner of Airport Way and Crom Street abutting the municipal golf course.

Both projects are a nod to a slight shift the Manteca housing market is experiencing with growing demand for apartments as well as smaller homes at less expensive price points.

When the Valencia complex is built it will bring the number of apartments along Atherton Drive between Lakeside Avenue and a point east of Van Ryn Avenue to 1,145 units. That would be just the start. Poag Development is considering a remake of the Orchard Valley complex that could add more than 400 apartment units to turn the shopping center anchored by Bass Pro Shops into a mixed use area.

The opening of the Atherton Drive extension from Union Road to Sparrowhawk Drive east of Airport Way will provide access to a parcel targeted for mixed use commercial that is designed to accommodate apartments. A 200-unit apartment complex has already been approved as part of Tara Park along a future segment of Atherton Drive west of McKinley Avenue.

In addition parcels between the Valencia complex site and the 300-unit Paseo Villas that are on either side of Main Street bordering Atherton Drive lend themselves to apartments as well as part of a commercial mixed use development.

Valencia Apartments would be developed in two phases. As such it would sport two community centers, two family areas and tot lots, two swimming pools, and two fenced-in dog parks.

The gated complex would also include the largest concentration of studio apartments ever built in Manteca. The 42 studio apartments would account for a 10th of the overall unit total and would consist of 515 square feet apiece. The Westwood Village complex on the north side of Center Street at Union Road has several studio apartments that rent for $1,105 a month.

The Valencia complex would include 140 one bedroom and one bathroom units with 727 square feet, 222 two bedroom and two bathroom units with 1,040 to 1,105 square feet, and 24 three bedroom and two bathroom units with 1,279 square feet.

There would be two main entrances. One would be from Atherton Drive directly across from Tinnin Road. The other would be from Lakeside Drive roughly midway between the fence bordering the 120 Bypass and Atherton Drive. There would be two gated exits for residence only along Lakeside.

The complex will cover 19.58 acres.

Work on the 164-unit Tesoro complex on the northeast corner of Van Ryn and Atherton will be completed in the coming months. Tesoro has already started leasing units.’

There are four floorplans being offered at Tesoro Apartments.

u1 bedroom, 1 bathroom, 738 square feet for $1,715 to $1,945.

u2 bedrooms, 2 bathrooms, 1,040 square feet, $1,945 to $2,145.

u2 bedrooms 2 bathrooms, 1,105 square feet, $2,045 to $2,145.

u3 bedrooms, 2 bathrooms, 1,279 square feet, $2,425 to $2,625.

Apartment amenities included fully equipped kitchens, 9-foot ceilings, natural stone countertops (kitchen and bathrooms), stainless steel appliances, full size washer and dryer, modern plank flooring, outdoor storage, and private patios/balconies.

Community features include direct access to miles of bike paths, playground, outdoor fireplaces, poolside barbecues, oversized spa, large swimming pool, outdoor fitness area, fully equipped fitness center, fully gated/access controlled entry, and private garages are available.

Yosemite Greens

The Yosemite Greens neighborhood is being proposed for 13.2 acres on what remains of the old Crom dairy.

It will have 8.15 units per acre as opposed to a traditional single family neighborhood of five units per acre.

A typical lot at Yosemite Greens will be 43 by 75 feet or 3,225 square feet overall. That is roughly the size of the smallest lot in traditional single family home subdivisions now being built in Manteca.

The last significant medium density neighborhood built in Manteca was the Golf Villas that border the eastern edge of the golf course where the driving range is located. The Golf Villas are on the southwest corner of Union Road and Crom Street.

The neighborhood will be accessed from both Airport Way and Crom Street.

Proposed names for the interior streets carry Yosemite inspired names Glacier Point Road, Miwok Trail, Half Dome Drive, Valley Way, Ahwahnee Avenue, and Bridalveil Lane.
