428 apartments proposed east of Bass Pro Shops

Manteca’s largest apartment complex yet — the 428-unit Valencia Place — is being proposed for 20 acres immediately east of Bass Shops between the 120 Bypass and Atherton Drive.

It eclipses the largest Manteca apartment complex — Paseo Villas on the northwest corner of Atherton Drive and Van Ryn Avenue — by 128 units.

The Valencia Place complex is before the Manteca Planning Commission tonight at 7 o’clock for possible approval. The commission meets at the Manteca Civic Center council chambers, 1001 W. Center St.

The gated complex will include the largest concentration of studio apartments ever built in Manteca. The 42 studio apartments would account for a 10th of the overall unit total and would consist of 515 square feet apiece. The Westwood Village complex on the north side of Center Street at Union Road has several studio apartments that rent for $1,105 a month.

Valencia Place will also include 140 one bedroom and one bathroom units with 727 square feet, 222 two bedroom and two bathroom units with 1,040 to 1,105 square feet, and 24 three bedroom and two bathroom units with 1,279 square feet.

There will be two main entrances. One would be from Atherton Drive directly across from Tinnin Road. The other would be from Lakeside Drive roughly midway between the fence bordering the 120 Bypass and Atherton Drive. There would be two gated exits for residence only along Lakeside.

Valencia Place Apartments will be developed in two phases. As such it would sport two community centers, two family areas and tot lots, two swimming pools, and two fenced-in dog parks.

When the Valencia complex is built it will bring the number of apartments along Atherton Drive between Lakeside Avenue and a point east of Van Ryn Avenue to 1,145 units. That would be just the start. Poag Development is considering a remake of the Orchard Valley complex that could add more than 400 apartment units to turn the shopping center anchored by Bass Pro Shops into a mixed use area.

In addition parcels between the Valencia complex site and the 300-unit Paseo Villas that are on either side of Main Street bordering Atherton Drive lend themselves to apartments as well as part of a commercial mixed use development.
