Parcel rezone would allow for new Ripon veterinarian hospital

The Ripon Planning Commission will meet at 6 p.m. Monday in the Council Chambers, 259 N. Wilma Ave.

Commissioners will look at two properties – 1408 W. Main St. and 1444 W. Main St. – currently zoned for Professional Office.

The applicant, Kamaljit S. Brar, is requesting for a rezone to Community Commercial in order to accommodate a small animal hospital in a portion of the building at 1444 W. Main St., according to Planning Director Ken Zuidervaart.

“Currently, the Professional Office zoning district allows medical, dental, and administrative offices, but excludes veterinary hospitals due to operational intensity and potential compatibility concerns,” he said.

By contrast, Community Commercial does allow a broader range of land uses, including small animal veterinary facilities while still permitting professional office uses – this retains flexibility for both professional and service-oriented business operations, Zuidervaart noted.

The meeting will include the pros and cons on the proposed rezoning along with parking and traffic impact analysis.
