A zoning text amendment to allow Recreation Vehicle storage in a heavy industrial area of town received approval by the Ripon City Council.
Elected leaders gave their OK to the change in the Development Code – amending “Definition and Use Classification Systems” and “Industrial District” ordinances – at the July 11 session.
Plans were approved last August for Liberty Self Storage at 502 E. Fourth St.
The self-storage facility will be built on 7.82 acres in an undeveloped lot in the industrial part of town bounded by Union Pacific Railroad and Highway 99. Planning Director Ken Zuidervaart indicated that, once completed, those with RVs would have the option to store their vehicles indoors or outdoors of the buildings.
He noted that the application on the Zoning Text Amendment to allow RV storage as part of the Liberty Self Storage facility project was received in March.
“Staff received feedback from the (Ripon Consolidated Fire District) regarding accessibility in the event of a fire,” said Zuidervaart.
RV storage would have to comply with the current lot coverage parameters for the building structures.
Liberty Self Storage has facilities in Turlock and Lodi.
The one planned for Ripon calls for multiple sized units along with a 1,000-square-foot office space coupled with associated parking for unit rentals and site supervision.
Site work to the area will also include road improvements, two street lights, landscaping, and fencing.
