Work starts on Ripon convenience store, gas station, car wash

Groundbreaking recently took place on construction of a gas station with a convenience store and car wash on the northeast corner of Jack Tone Road and Canal Boulevard in Ripon.

One piece of the project was the proposed partial vacation of the public right-of-way adjacent to 710 Jack Tone Roade conforming to the City's General Plan.

"As part of the approval for a right-of-way abandonment for the extra right-of-way that was dedicated to the City in the mid-2000s was a proposed roundabout at the intersection," said Planning Director Ken Zuidervaart on Monday.

The Ripon Planning Commission, at this meeting, approved a resolution for the vacation and abandonment of a portion of this public right-of-way adjacent to the aforementioned property.

Zuidervaart said, rather than a roundabout — this idea has been revisited, he noted —- that any future traffic controls at the intersection would be a traffic signal similar to that at the heavily traveled West Colony Road and Hoff Drive intersection at the Highway 99 on/off ramp.

He added that this approved resolution is near the tail-end of a 14-step process which will now be forwarded to City Council -- elected leaders adopted a Resolution of Intention on this matter at the Sept, 14 meeting.

Zuidervaart, in his report, said the vacation does not conflict with the General Plan land use and circulation goals and policies.

"It would not negatively impact other properties and it would benefit the development of the subject site," he added.
