Parcel split sought for industrial park project

The developers of Pacific Business Park located immediately west of the Manteca Unified district office complex on West Louise Avenue want to break the two existing buildings off so they can have their own parcels.

Typically such a move is a prerequisite to being able to sell the buildings to investors.

The overall parcel of 59.80 acres is sandwiched between the north-south Union Pacific railroad tracks and the district office and borders Louise Avenue on the south and the east-west railroad line on the north.

The owners want the two buildings split off into parcels of 5.93 acres and 6.12 acres. That would leave 59.80 acres. The remaining land is approved for four more industrial warehouse or distribution-style buildings.

Ultimately, 1.4 million square feet of industrial warehouse space was approved for the site.
