Spring target for retail, restaurant & apartments

There’s more in the works that just a Perko’s restaurant at Woodbridge Center East in North Manteca.

Project partners Bill Filios and Art Nunes are working on securing additional retail as well as financing for a 128-unit apartment complex.

The goal - if the market cooperates - is to move forward with the apartments and a $2.5 million investment in the final two buildings of Woodbridge Center by spring. One of the two buildings is expected to be the new Perko’s location.

Filios indicated they are working to market the retail space at the upcoming International Shopping Center convention later this month in Las Vegas.

Perko’s closed its restaurant at East Yosemite Avenue and Highway 99 earlier this month. The location will reopen early this summer as a Black Bear Diner. There are 28 existing Black Bear locations in California including Tracy and Modesto.

The apartments are in the municipal review process are expected to be up for final approval this summer.

The Woodbridge Apartments are planned at 925 West Lathrop Road to the east of Woodbridge Shopping center anchored by CVS Drugs and north of Lathrop Road. The 128-unit garden apartment complex includes a 3,800 square-foot community center with a swimming pool and spa. There also would be a mail kiosk, enclosed garages, carports and extensive landscaping and landscaping improvements.

 The northeast corner of Lathrop Road and Union Road was master planned for what is called “smart growth.” That means basic retail services such as grocery shopping, drug stores and food services are within walking distance of the apartment complex. The complex is also situated to serve as a buffer between the single family homes of Union Ranch to the north and the retail complex.
