Full disclosure sticker for new homes is an interesting idea

Editor, Manteca Bulletin,

I read your column (“Full disclosure sticker for new home buyers” on Wednesday, April 8) and that is a very interesting idea.  I agree that most consumers don’t understand the issues that exist between state and local government and just assume ad valorem taxes fund most everything.

My firm provides tax disclosure reports to homebuilders across California that detail any Mello-Roos, special assessments that will impact a home as well as outline the ad valorem tax information.  We work with most of the large homebuilders including Lennar, Centex, K. Hovnanian, Ryland, Shea and many others.

Previously I owned a bond administration firm that administered Mello-Roos and special assessment bonds for local government, so I am very familiar with that aspect of the California tax bill equation.   I have been invited to speak to numerous bar, Realtor and escrow associations across California, have developed MCLE credit courses for attorneys and DRE courses for Realtors on the topic of special assessments and property taxes so am very aware of the lack of knowledge so prevalent in this area.

If I can be of any assistance to you in this area or if you would like to discuss anything related to this topic, please don’t hesitate to contact me.
