Semi-custom home offers long list of pluses

Brandon Joaquin of Re/Max Executive shows off various rooms of his listing at 1854 Blue Lace Court in Manteca.

Homes rarely come up for sale in Meadowlands, a semi-custom neighborhood in east Manteca.

The reasons are varied. They run the gamut from the quality of construction, the well-kept nature of the neighborhood, location, and how homes were more often than not placed in such a manner to maximize privacy.

All of those things ring true and more about Brandon Joaquin’s listing at 1854 Blue Lace Court.

The Re/Max Executive agent has the two-story, 3,358-square-foot home listed at $515,000. The price is in line with escrow closings of  similar neighborhood homes in recent months.

The appeal of the home starts with how it is situated. The 9,591-square-foot lot is not only on an actual cul-de sac but it backs up to homes situated on two other cul-de-sacs as well as a custom home on more than a half acre. The result is a lot of distance between your neighbors you will not find in other neighborhoods.

You also have quick access to Louise Avenue that can take you to numerous shopping and dining options within 1.5 miles running the gamut from Target, Home Depot, SaveMart, Staples, and Pier 1 Imports to local dining spots and chain restaurants. Freeway access is also close.

But more important is the neighborhood. The home is within two blocks walking distance of two parks and Joshua Cowell School. It is less than a quarter of mile from the country and is out of the path of growth. Not one of the 14,000 plus homes in various stages of the development process is planned for the northeast portion of Manteca where Blue Lace Court is located.

The couple that bought the home new in October 2003 has been more than easy on the four-bedroom, three- full-bathroom home. Besides loading it with extra amenities such as surround sound, two separate air conditioning units for the upper and lower floor, a two-hour fire safe secured to the floor in the master bedroom suite, crown molding throughout much of the living areas, plumbing for central vacuum, plumbing for outside gas barbecue, and touches such as outlets in place for Christmas lights complete with an indoor switch among dozens of other upgrades, the couple has just made new improvements. They include a new Kitchen Aid dishwasher, new Stainmaster Carpet in the family room and master bedroom suite, a new 50-bottle wine refrigerator with dual zones for red and white wines, and a new Polaris pool filter to name a few.

The kitchen has numerous upgrades thanks to a previous career the husband had as a chef. The kitchen has a commercial hood with halogen lights over the gas cooktop, indirect lighting under the cabinets, can lighting, a large pantry, roll out drawers in lower cabinets, island and bar, bar sink, dual built-in 30-inch self cleaning ovens both conventional and convection plus a 3/4 horsepower garbage disposal.

The large family room has a gas fireplace. They also had different wall configurations built to create spaces that they use as a formal dining room and a formal living room.

The swimming pool has solar heating as well as a waterfall. There is also ample room for RV access.

There is also a 50-gallon hot water heater plus an indoor laundry with oak cabinetry, utility tub sink and plumbing for either a gas or electric dryer.
