Springtime Estates is part of a series of small, semi-custom and custom neighborhoods east of Highway 99 that for years has drawn strong interest from long-time Manteca  residents looking to move-up.

It has everything to do with the quiet neighborhoods where virtually every home - even in the current housing mess - is kept in curb appeal condition.

One example is Century 21 M&M Associates’ real estate agent Cindy Smith’s listing at 866 Buttercup Place.

The 2,104-square-foot home with four bedrooms and two bathrooms built in 1990 is a semi-custom one-story home that is as solid as they come. It has 2-by-6 construction and a Spanish-style tile roof with an asking price of $279,500. It is on a well-maintained lot of 7,840 square feet with good setbacks from neighboring homes. It is also in a pocket neighborhood that does not have through traffic.

There is a two-story garage with RV access via cement strips with grass between them that leads to an ornate wrought iron side gate and a concrete area.

There is a small recessed entry under the roof line at the front door.

Inside there are a number of fairly unique touches. The fireplace in the family room/living room is brick and goes almost all the way to the ceiling complete with a brick arch. The room has two open wooden beams to accent the ceiling line.

The dining room has a three level recessed coved ceiling with a chandelier in the middle while the breakfast nook has a coved ceiling that is recessed in the form of an octagon.

Smith noted the interior is slightly dated but in pristine condition meaning easy cosmetic changes can be made.

“The house is solid,” Smith said, noting that a home in such a condition isn’t all that common in today’s resale market.

The kitchen has expansive counter space including a cooking island with a grill. There is a pantry as well as an inside laundry with tile that matches the kitchen tile around the wash basin and on the accompanying counter top.

There is a full bathroom that serves as a mudroom with two doors - one opening to the hallway and the other going outside to the covered patio.

There are two bedrooms that are now open as one although the owner has the “door walls” stored in the garage. By opening the two it can be used as one large bedroom or a recreation room. Each half has window seats.

The master suite includes a bathroom with separate shower and bath tub. There is also a double sink vanity.

There is a deep covered patio in the back with plenty of healthy and mature landscaping.

It is within walking distance of Joshua Cowell  School and within a mile of Doctors Hospital of Manteca as well as shopping in Spreckels Park.

Smith was impressed enough with the neighborhood that she bought a home nearby a few years back.
