Get ready for a one bedroom, one bathroom 738-square-foot apartment renting for $1,945 a month in Manteca.

That’s what you can expect to pay for the most desirable one-bedroom units now being built as part of the Tesoro Apartments complex on Atherton Drive at Van Ryn Avenue snuggled up against the 120 Bypass. The most expensive apartment — 3 bedrooms with two bathrooms in a 1,279 square foot floorplan — will command a record $2,345 a month. That’s $330 more a month than the highest priced three bedroom and two bathroom unit that is 23 square feet larger that’s now available in Manteca in Paseo Villas directly across Van Ryn from the Tesoro complex.

There is already a significant amount of interest in leasing the apartments that are located next door to Juniper Apartments that architecturally complement the look of Paseo Villas. That complex that has 153 units was built in collaboration with the now defunct Manteca Redevelopment Agency to provide subsidized below market workforce housing

Such projects as Juniper Apartments— subsidized indirectly with financing and not upfront help to pay rent — requires tenants to still qualify based on a steady income source. The rents are not at market but are set at a percentage below market to make them affordable to the income median of community’s workforce. There is a long waiting list for the Juniper Apartments.

There are four floorplans being offered at Tesoro Apartments.

*1 bedroom, 1 bathroom, 738 square feet for $1,745 to $1,945.

*2 bedrooms, 2 bathrooms, 1,040 square feet, $1,915 to $2,115.

*2 bedrooms 2 bathrooms, 1,105 square feet, $1,945 to $2,145.

*3 bedrooms, 2 bathrooms, 1,279 square feet, $2,145 to $2,345.

Apartment amenities included fully equipped kitchens, 9-foot ceilings, natural stone countertops (kitchen and bathrooms), stainless steel appliances, full size washer and dryer, modern plank flooring, outdoor storage, and private patios/balconies.
