72 homes may be built off of Cottage Avenue

An annexation of 27.08 acres will allow 72 homes to be built to the northwest of the Cottage and Louise avenues.

The new neighborhood would back up to The Collective, an age-restricted community to the west.

The proposed subdivision dubbed as Edwards Grove will also include annexing smaller eight residential parcels east of Cottage Avenue and north of the existing neighborhood commercial center.

The annexation also includes a 4.6-acre parcel designated for future neighborhood commercial on the northwest corner of Louise and Cottage.

When completed, the city’s northern limits to the east of The Collective will be in a straight line running behind the existing Diamond Oaks neighborhood and a new subdivision to the east of Diamond Oaks dubbed 4-C Ranch where 68 new homes are being built.

The 4-C Ranch neighborhood will require the extension of Vasconcellos Avenue north of Louise Avenue.

Cork Oak Lane and Black Pine Way — two stubbed streets in the Diamond Oaks neighborhood — will be extended to the east.

The project will require the 19.68 acres to be annexed to the city.

Both Edwards Grove and 4-C Ranch are within the general plan’s sphere of influence. As such, the land has already been identified as a logical annexation to the city.

When coupled with the 797-home project by Lenner Homes on Austin Road north of Graves Road, 937 new homes are moving forward east of Highway 99.

Lenner is currently making $34.7 million of improvements needed to create lots to build the first 311 homes.

Austin Road is currently closed through December from Yosemite Avenue to Graves Road due to the infrastructure work.
