Site work will start this month on a 1.18 million square foot industrial building suitable for distribution or fulfillment centers at Stockton Airport.
It is part of an overall 3.5 million square feet of business park space on 275 acres of county owned property by Stockton Metro Airport property snuggled against the southwest corner of the Arch Road/Highway 99 interchange 8 miles north of downtown Manteca and 6 miles south of downtown Stockton.
Altogether five buildings — the others are 215,040, 381,920, 667,960, and 954,250 square feet — will eventually be built. It is estimated at project build-out more than 5,000 new jobs will be created, depending on the number and type of businesses that located at the project dubbed Airpark 599.
“The County is very excited about this project, which is a long time coming. Airpark 599 will provide needed jobs and economic development to San Joaquin County,” said San Joaquin County Board of Supervisors Chairman Tom Patti. “County staff and our development partner have worked tirelessly over the past several years to make this happen and we are thrilled to see that our local economy will benefit from that work.”
The partnership with Catellus — a leader in business park development and leasing — is part of a long-range endeavor by county to exploit Stockton Metro Airport and nearby property to develop into a major regional distribution center as well as industrial use.
It is located on Arch Road that in recent years has seen major improvements to create a strategically placed regional employment center.
There has been a bridge built over railroad tracks, a new interchange on Interstate 5 and the replacement of the Highway 99 interchange with a high traffic volume movement interchange that copied a similar traffic flow of an interchange accessing Ontario Airport in Southern California.
The business park will be directly across Arch Road from the United States Post Office and accessed from Qantas Lane that has the San Joaquin County Office of Education located on the northwest corner.
Besides being immediately adjacent to Stockton Metro Airport that Amazon Air uses for about a half a dozen flights a day the site is equal-distant from two major railroad intermodal facilities — Union Pacific on Roth Road between Manteca and Lathrop and Santa Fe at Austin and Jack Tone roads.
It is also within eight miles of the Port of Stockton.
Airpark 599 has 1 million consumers within a 30-minute drive, a statistic likely to get the attention of those firms placing fulfilment centers.
Catellus Stockton, LLC, is actively marketing the first building, known as Building 4, to prospective tenants.
Site grading begins this month with building construction and site improvements anticipated to be complete late summer 2022. This first phase of the project will coincide with the construction of Airpark 599 project infrastructure, including new roadways and utility connections.
San Joaquin County and Catellus have been working on the Airpark 599 project for many years. On Oct. 6, the Board of Supervisors approved the Amended and Restated Master Development Agreement, repositioning the project to capitalize on the strength of the industrial market and the project’s prime location.
