Annexation comes even to Del Webb’s north boundary

The land north of Shady Pines on both side of Union Road to a point even with the northern boundary of Del Webb is proposed to be annexed to Manteca.

Manteca’s northern city limits along Union Road could soon be even with the backyard fences of the northern most homes in the Del Webb community.

A 133.8 acre annexation will come before the Manteca Planning Commission in the coming weeks. 

It will include land north of Shady Pines — the northern most entrance to Del Webb — on both sides of Union Road.

On the east side of Union Road, the annexation includes land south of the T-intersection with Shady Pines to the northern edge of the Union Ranch neighborhood to the east of Del Webb.

The annexation includes a 101.1 acre area where developers have submitted a map to build 455 homes.

Initially, 23 of those lots will be used for a temporary storm basin until such time an envisioned city community park to the north of the land being annexed is developed.

At that time, the developer would be allowed to build 23 homes where the temporary storm basin will be located.

The area on the west side of Union Road where there are existing homes north of Shady Pines is not targeted for development at this time.

Nor are two areas on the east side including a parcel immediately adjacent to Union Ranch where northbound Union Road narrows down to two lanes.

The second area is more to the north.

The area where homes are being proposed is now covered primarily with almond orchards and vineyards.

The new housing development will extend the Tidewater Bike Way further north.

The parcel immediate to the north of the annexation is where the city is pursuing a community park of at least 50 acres.
