Del Webb at River Islands will cap out at 595 new homes

The clubhouse for the downsized Del Webb at River Islands neighborhood will be showcased Jan. 30 during a grand opening event.

Workers are putting finishing touches on the clubhouse that includes a community room, fitness center, recreation spaces, a swimming pool two dog parks, bocce ball courts, and pickle ball courts.

The original plan for 900 homes was scaled back to 595 homes with fairly brisk sales now taking place in the 55-year-old plus age restricted community.

The community features three collections of single-story floorplans ranging from 1,450 to 2,765 square feet. Prices start at $474,900.

The neighborhood has its own private lake with some of the home sites backing up to the water.

It is the second Del Webb neighborhood in the Northern San Joaquin Vallley. The other is the 1,406-home Del Webb at Woodbridge in Manteca.

Overall, River Islands builders sold 350 homes in 2025.

That is down from the usual 500 annual average due in part to some builders running out of buildable lots and a slight slowdown.

Sales are expected to bounce back up this year as Cambay Group has brought online new neighborhoods.

So far, 4,100 homes have been sold in the planned community of 15,001 homes.
