Developer aims for supermarket on Louise Avenue

A developer is pushing plans for another supermarket as work is well underway on what will be Manteca’s first new supermarkets opening in 27 years.

The supermarket location would be on the southwest corner of Louise Avenue and Airport Way as part of the proposed Villa Ticino Village project.

The retail center project is before the Manteca Planning Commission when they meet Thursday, March 5, at 6 p.m. in in the City Council chambers.

The 40,000 square-foot supermarket would be in the second phase.

The new Save Mart under construction at South Main and Atherton Drive is 52,000 square feet. The Food 4 Less being built at Atheron and Airport Way is 55,000 square feet.

The developer has shopped around the potential site to various supermarket chains.

While there are no commitments, 40,000 square feet in terms of space would meet the typical needs of several different grocery store chains.

A typical Whole Foods store, for example, is 40,000 square feet. Raley’s and Save Mart also have opened smaller stores in the same space range.

Trader Joe’s locations are typically 10,000 to 15,000 square feet.

The first phase will consist of a gas station, car wash and convenience store.

Commercial real estate professionals say such a combo is often critical for leverage additional retail development at a site. It provides the developer with a solid cash flow as they work to secure other tenants such as a supermarket.

Four residential developments currently underway or about to break ground within a quarter mile of the shopping center site will add nearly 1,300 more housing units at build-out adding to the appeal of the location for retailers.

There are also no other supermarkets nearby on the western side of Manteca.

The second phase also includes:

*A 57,512 square foot hotel.

*6,000 square feet in one building for a retail tenant.

*A building with 14,893 square feet for multiple commercial tenants.

*Two 4,300 square foot quick serve restaurants with drive thru windows.

*A 12,000-square-foot multiple tenants building with a drive thru window.
