Ede’s Taco Shop relocating to make room for new building

The Ripon Planning Commission Tuesday approved a Major Site Plan permit for Villa Roddan.

The proposed one-story building with the potential of six retail / office suites, which, according to Planning Director Ken Zuidervaart, could “provide small business opportunities aligning with the downtown area,” will be on the site currently occupied by Ede’s Taco Shop.

Plans call for the popular lunch spot for Ripon High students at 229 W. Main St. will be demolished.

Zuidervaart, however, did indicate that Ede’s will move to a different location.

The applicants for Villa Roddan are Todd and Annette Roddan. He’s the owner and operator of Roddan Construction Inc. of Manteca while she manages IMS Lending located across the street from Ripon City Hall.

Annette Roddan would be looking to relocate the business to the proposed 4,559-square-foot building on the estimated 0.15-acre site.

The project is designed to cover the entire footprint of the parcel. “This is quite common in the downtown area,” Zuidervaart said.

As for the building, the architecture will be that of a Spanish Colonial Revival theme with white stucco walls, terracotta clay tile roof, upper roof parapets, decorative cornices, and decorative archways along Main Street to go with the wood outriggers, decorative window trims, and glass storefront.

As with any development or redevelopment in the downtown area, parking would be a concern.

“There are, however, special provisions and exceptions within our current zoning ordinances pertaining to development within the (Central Business) district,” said Zuidervaart.

He added 138 spaces are needed for downtown businesses during the day while 28 spaces could be available in that area at night.
