The developer of a Chevron gas station with an Extra Mile convenience store and car wash wants to use it as a linchpin to create a neighborhood dining destination.
The project on the southeast corner of Lathrop Road and Airport Way is before the Manteca Planning Commission when they meet on Thursday, Jan. 15, at 6 p.m.
It also includes:
*a 2,500 square-foot quick service drive-thru restaurant.
*a 1,900 square-foot restaurant building.
*a 7,800 square-foot commercial building with 2,000 square feet designed specifically for a restaurant.
It will also include a first for Manteca: A landscaped outdoor courtyard with tables and chairs for landscaping that will be accented with a water feature.
The convenience store will be 3,500 square feet while the Chevron will have 16 fueling stations.
It is one of 10 new gas station locations that are in various stages of the entitlement process at the City of Manteca’s Development Services Department.
Plans were originally submitted more than a year ago.
Last month, plans for what became the 10th proposed gas station — an ARCO with an AM/PM convenience store, a quick service drive-thru restaurant and two tenant spaces — were submitted to the city northeast of the Lathrop Road and Airport Way intersection.
Unlike the other nine gas station proposals, the latest involves land that needs to be annexed first to the city.
There are currently 29 fueling locations in Manteca.
The City Council in the coming weeks is expected to debate whether they want to put in place a moratorium of sorts when it comes to additional gas stations beyond what exists or have already been proposed.
