Lathrop reviewing 244-unit project featuring motor court homes
motor court homes
This is a schematic of how homes on a motor court can be placed.

Village 4 by Van Daele is multi-family development that’s part of Phase 2 plan of River Islands at Lathrop.

On Wednesday, the Lathrop Planning Commission will consider adopting resolutions for both the Site Plan Review and Architectural Design applications to construct 244 units within Village 4 of the Woodlands East District.

Plans also call for this development to consist of bungalow, paseo lane, and single-family detached motor court units.

Typically, “motor court” have four homes on a court with houses having smaller footprints than traditional single-family homes.

In such situations there is usually a 20-foot-wide driveway from the street serving four homes that have driveways 18 feet deep that split off the motor court driveway.

Typically, guest parking is allowed on driveway aprons as well as on the street.

The proposed project is on a 25.91-acre site that located just south of the San Joaquin River, northeast of Branton Avenue and River Islands Parkway, and west of Lamberton Street within the Woodlands East District – an elementary school is under construction in that area along with a gymnasium that was recently approved.

Commissioners will discuss this and other items at their 6 p.m. in the City Council Chambers, 390 Towne Centre Drive.

Other agenda items include:

·         Commissioner will consider a recommendation to the City Council to adopt various amendments to the Lathrop Municipal Code to help modernize, simplify, and streamline various sections in the zoning ordinance.

·         They’ll look at adopting the Site Plan Review on Harlan Industrial, which is the Lathrop Redevelopment Project located at 12030 S. Harlan Rd.
