5 restaurants proposed at Jack Tone/120 east of Manteca

Plans are in the works on a multibuilding commercial center on the northeast corner of Jack Tone Road and East Highway 120.

It is proposed for the parcel kitty corner from where the fruit stand is currently located three miles east of Manteca.

According to the San Joaquin County Community Development Department’s application referral, the project includes the construction of

*a 5,052 square foot convenience store with a 10-dispenser fuel canopy and an attached quick-serve restaurant with a drive-thru are .

*a 2,296 square foot quick-service restaurant with a drive-thru.

*a 2,194 square foot quick-service restaurant with a drive-thru.

*a 4,420 square foot quick service restaurant with a drive-thru

*a 10,800 square foot market / restaurant combination.

Access for this proposed project would be from South Jack Tone Road and East Highway 120.

In addition, the project would utilize onsite well and septic. A 30,000 square foot retention basin would be installed for storm drainage.

A zone reclassification and conditional use permit application would comprise the two components on this project.

The zone reclassification is for the 44.52-acre parcel, which would go from General Agriculture to Crossroads Commercial, in order to implement the parcels’ General Plan map designation.

Recommendation on the application review on were submitted last week to the SJC Community Development Department as part of staff’s analysis.
