Burlington is opening a store in the former JoAnn Fabrics space at the Stadium Retail Center at Airport Way and Daniells Street.
The City of Manteca’s announcement Wednesday didn’t mention the fate of the current Burlington discount clothing store on South Main Street.
It is highly unlikely that store will remain open due to the small size of the Manteca market.
Also, Burlington has been switching to smaller footprints.
The main reason for the move is clearly the much high volume of traffic the Stadium Retail Center enjoys as opposed to the northern portion of the Mission Ridge Shopping Center that opened in 1991 on South Main. It quickly became the go-to center with Walmart and Pak-n-Save (now Safeway) as the anchors.
The current Burlington location originally opened as a Mervyn’s.
As such, Burlington is following in the steps of Mervyn’s that moved to Stadium Retail and was eventually acquired by Kohl’s.
The Stadium Retail will have the synergy of the largest concentration of clothing/shoes stores in Manteca with seven once Burlington relocates.
The space Burlington is locating at was originally a Circuit City TV and electronics store before JoAnn’s took over the space when that retailer filed bankruptcy.
The Airport Way/120 Bypass interchange, once Manteca Crossing is fully developed and anchored by Manteca’s second Food-4-Less, will cement its status as the city’s largest commercial area. Additional land near the interchange is expected to be developed with commercial ventures including the groundbreaking this summer for what will be Manteca’s second bowling all and family entertainment center.
Mission Ridge’s southern section has always bustled with shoppers and diners since it opened 34 years ago.
The northern section has had less patronage.
That said, city officials — who are constantly working with center owners to fill empty spaces — are confident Manteca’s solid growth and rising household income will allow the current Burlington space to be filled fairly quickly.
