Parcel split proposed as precursor to future Ripon development

The Ripon Planning Commission will look at a request Monday of a tentative parcel map to subdivide about 19.23-acre property at 1749 N. Jack Tone Road, which is within a Mixed-Use zoning district.

The purpose of the subdivision at 6 p.m. meeting in the Council Chambers, 259 N. Wilma Ave., is to separate the existing residential farmhouse to the operational almond orchard.

The project site, according to Planning Director Ken Zuidervaart, is located on the northwest edge of the Ripon city limits and is surrounded by agricultural uses.

“The proposed tentative parcel map would divide the property,” he said in his staff report.

The 19.23 acres – approximately 837,658 square feet – consists of Parcel 1, which is 1.74 acres (75,798 square feet), and is developed within an existing single-family resident.

Parcel 2 is the larger of the two at 17.49 acres (761,860 square feet) and serves as an almond orchard.

“Given the rural character of the area and the absence of nearby public utility infrastructure, the applicant will not be required to connect to city services or install frontage improvements such as curb, gutter, and sidewalk at this time. These improvements will be required upon future development of the individual parcels,” Zuidervaart said.
