Tractor Supply breaks ground on Manteca store within 4 months

The first new retail store in northwest Manteca since 2009 is breaking ground this summer.

California Gold Development representative Scott Patterson told the City Council Tuesday to expect the ground to break in either July or August on a Tractor Supply Co. store and the city’s third Dutch Bros location.

They are the final components of the Woodbridge Shopping Center on the northeast corner of Union Road and Lathrop Road.

The two new businesses are going immediately north of the CVS Drug Store, the last retail store in the area that was built in 2009.

It will break ground as the area north of Lathrop Road is being cued up for more housing development.

The 177-home Kiper Indelicato project is now under construction on Airport Way.

Nearly another 1,000 homes are currently in various stages of the entitlement process in the area north of Lathrop Road.

The Dutch Bros will make Union and Lathrop the first intersection in Manteca with three coffee businesses.

There is already a Starbucks and the independent Bean & Leaf Café in Union Square anchored by Raley’s.

Entitlements for a 7-Eleven convenience store and gas station on the northwest corner of the intersection has expired.

That said, the Tractor Supply project includes a traffic signal on Union north of Lathrop to access not just the new store but whatever commercial ends up being developed on the intersection’s northwest corner.

A Circle K convenience store with gas station along with an auto parts store has been approved on the southeast corner of the intersection but there has been no additional movement on the project.

The 21,702 square-foot Tractor Supply will be 3,000 square feet larger than the chain’s Ripon store.

It’s mixture of roughly 15,000 of offerings run the gamut from apparel to home improvement, agriculture supplies, lawn/garden equipment plus plants, pet care, livestock/equine supplies, towing equipment, outdoor living, holiday products, and more.

The biggest difference between the Ripon store and the one being built in Manteca is the fenced in outdoor area. The Manteca store will have 18,750 square feet. Ripon’s outdoor space is roughly a tenth that size.

Manteca will also 6,592 square feet of sidewalk, trailer, and equipment display.
