Another gas station and another hotel are under construction in Manteca.
And both are along Atherton Drive.
The concrete “tower” now in place on the otherwise barren southeast corner of the Airport Way and 120 Bypass interchange will house the elevator shaft for the 4-story, 112-room Woodspring Suites.
The hotel’s main access will be via the intersection of Sparrowhawk Street and Atherton Drive where traffic signals will be installed.
A car dealership has been secured for the parcel to the east of the hotel site.
To the west of the hotel, the 120 Retail project involves:
*Four restaurant spaces encompassing 13,900 square feet with 70 parking stalls.
*General retail space in five buildings with a combined 58,000 square feet along with 298 parking stalls. The largest retail space would be 23,000 square feet.
*A 2,500 square-foot convenience store with 12 fueling stations.
The project will have four other access points besides Atherton at Sparrowhawk.
They include:
*between Sparrow Hawk Street and Sage Sparrow Avenue on Atherton Drive.
*a point directly across from Sage Sparrow Avenue on Atherton Drive. It would access the retail stores and restaurants as well as, indirectly, the convenience store and gas station. It would have a protected left turn lane.
* west of the Sage Avenue intersection with Atherton would be a right turn in and out only that directly serves the convenience store and gas station as well as retail and restaurants.
*right in and right out access to Airport Way.
Work under way on
Maverik gas station
A Maverik gas station with 14 fueling stations, 8 commercial fueling stations, and a 6,140-square-foot convenience store with 38 parking spaces is also under construction on the northwest corner of Atherton Drive and Airport Way.
It is part of the Manteca Crossings where a Quick Quack car wash, Dutch Bros, and Chik-A-Filla have already opened.
Also locating in the center will be Food-4-less, a 117-room Courtyard by Marriott Hotel, Menchie’s Frozen Yogurt, WaBa Grill, Pokemoto (Hawaiian Poke), and Crumbl Cookies.
The Maverick convenience store building is approximately 6,140 square feet.
It will provide fueling, packaged beer and wine sales, as well as fresh food items, and restroom facilities.
The convenience store would operate 24 hours a day, seven days a week.
The site includes a self-service air tire pump, RV dumping, a bike rack, and outdoor picnic tables.
It is one of four gas station/convenience store projects near the Airport Way/120 Bypass interchange in addition to two already in place — an ARCO AM/PM and Costco.
Rotten Robbie’s 4,800-square-foot convenience store with 16 fueling pumps on the southeast corner of Airport Way at Wawona Street is already under construction.
Another gas station will go on the northwest corner of Daniels Street and Airport Way.
It also includes a Sonic drive thru.
A proposed gas station site, as previously noted, is envisioned as part of the 120 Retail project where the Woodsprings Suites is under construction.
