A 24-unit apartment complex is the latest piece of the puzzle in the transformation of a mile-stretch of Airport Way between Louise Avenue and Yosemite Avenue.
The Manteca Planning Commission meets at 6 p.m. Thursday at the Civic Center, 1001 W. Center St., to review the 1.34-acre site at 380 North Airport Way.
It is on the southeast corner of Airport Way and Waterfall Way nestled against the 99-home Yosemite Greens neighborhood being built west of the golf course.
The city in 2022 approved a project to build 114 duplexes and two traditional detached single-family homes on 13.2 acres to the south of the proposed apartment complex.
When built, it would be the largest neighborhood of duplex-style homes in Manteca. The developer in 2022 indicated that plans are to sell the duplexes to individual buyers.
That would open the door for it to be one of the lowest at-market priced new neighborhoods in Manteca.
The apartment complex will consist of one, three-story building.
It will have 12 one-bedroom units and 12 two-bedroom units with 42 parking spaces.
The only on-site amenity will be a private patio picnic area.
A home built in 1960 will need to be torn down to accommodate the apartment building.
The apartment complex is across Airport Way from the southern portion of the 760-home Villa-Ticino neighborhood.
The one-mile stretch, originally a country road that was annexed into the city, is slowly being transformed into a mixed density area with some commercial use.
The area around the intersection of Yosemite Avenue and Airport Way has been designated in the city’s general plan as a special planning area.
As such the city may take steps to encourage higher density residential incorporated with commercial uses to create a transit village of sorts.
The southern end of the duplex development will require installing a portion of the Center Street extension including traffic signals at Airport Way.
The section of Airport Way will eventually be four lanes.
Sidewalks along Airport Way will be eight feet wide. It will include a bicycle lane as well as a median.
When the four projects mentioned are completed they will add 1,013 housing units along Airport Way between Louise Avenue and Yosemite Avenue.
Yosemite Green features typical lots of 43 by 75 feet compared to “standard lots” that tend to be 60 by 100 feet in areas of Manteca that do not have so-called McMansions built on lots ranging from 8,000 to 12,000 square feet.
The 3,255 square foot lot will be some of the smallest tract home lots in Manteca.
