House built by Manteca community leader on edge of town in 1951 is now on market for $1.275 million

This home at 145 Raylow Avenue has a listing price of $1,275,000.

The top three pending sales in urbanized Manteca when it comes to resale homes includes two in excess of $1 million and one just a dollar shy of that mark.

But if one home that is the subject of an open house today ultimately goes for anywhere near its asking price, it may set the Manteca standard for sticker shock.

It’s the $1,2750,00 question.

Can the house that the late Dr. Robert Winter built in 1951 sell for that asking price for a resale home in Manteca and Lathrop that is not in the countryside or attached to undeveloped acreage?

And if it sells for the list price, it will break the current resale record of $1,199,900 set in November 2021 for a resale home built in 2004 two blocks southeast of Woodward Park on the Iris Place cul-de-sac.

The storied Winter home on what is the largest residential lot per se in Manteca — 0.77 acres — is at 145 Raylow Ave. at the corner of Pine Street.

It is part of Lincoln Estates, two blocks of custom homes carved out of an almond orchard in 1950 where homes had septic systems up until the 1980s.

Winter was a physician.

He was a regular fixture at Manteca High football games and other sporting events serving as the doctor on site.

The parcel he chose to build a home for his family is midway between Doctors Hospital and Manteca High.

Today, the home and the surrounding neighborhood is centrally located between downtown and the East Yosemite Avenue commercial area anchored by Target-Spreckels. Both are within walking distance.

But what really makes the home different is how it was built.

The master suite with its expansive dressing room and bathroom was designed to allow the doctor to respond to emergencies at night with minimal disruption to his family.

The 2,953 square-foot California ranch-style home has a formal dining room and a formal living room.

There is a two bedroom, one bath auxiliary dwelling unit with 850 square feet suitable for guests or extra income from renting.

The massive backyard is described as an “entertainers’ paradise”.

Besides the swimming pool, there is a private spa and an outside kitchen along with a fire pit.

The family room functions as a sunroom. It also has an indoor grill.

There are owned solar panels, a two-car garage, and a driveway big enough to accommodate eight cars.

There is also RV parking.

The two homes that have gone pending for more than $1 million are located in the gated Oakwood Shores neighborhood near the western end of Woodward Avenue.

One is a 4 bedroom, 3.5 bathroom home with 3,824 square feet on a 7,701 square-foot lot in the 2700 block on Castellani Way. It has an accepted offer of $1,125,00.

The other is a 4 bedroom, 3.5 bathroom home with 3,240 square feet on an 8,751 square-foot lot in the 3800 block of Chiavari Way. It has an accepted offer of $1,089,888.

The home that is pending for $999,999 is in the 1500 block of Mirassou Drive .

It has four bedrooms 3.5 bathrooms with 3,056 square feet on a 9,795-square-foot lot.

The home is in southeast Manteca.
