Raymus - the gold standard for Manteca homes for more than 50 years - is building again.

This time it is a custom neighborhood of 11 oversized lots known as Ken Hill Estates nestled next to an almond orchard off Woodward Avenue.

The first home is a single-story 2,196-square-foot three-bedroom, two bathroom home with Spanish-style touches and sensibilities as well as designs that a woman would appreciate. It is selling for $309,990.

Unlike virtually every other home today that has the laundry room right off the garage as you enter the home, Raymus has designed a home with what is best called a “truly family entrance” for going to and from the car.

Instead of going through a laundry room with all of its accompanying baggage, you step in from the garage in what is dubbed a “drop zone.” Next to the door there is a charging station for all of the electronic communication and entertainment devices your family might have. Next to that are hooks for jackets and such and an area to park footwear. Adjacent to that is a closet. The tiled “drop zone “opens to a short hallway that connects the secondary bedrooms with the main living area.

The home at 1729 Jackie Place employs a basic layout that has snared buyers to specific homes in both the French Collection and Discovery Creek neighborhoods over the years and generally produces a higher resale value due to its popularity.

The secondary bedrooms are off to one side of the home while the master suite is on the other side. Separating them are the living areas that includes a great room, a kitchen with significant cupboard space and a dining room.

The laundry is off the short hall near the secondary bedrooms. The bathroom between the two bedrooms is a marked improvement on the Jack-n-Jill layout made popular in the 1990s. The two secondary bedrooms share the bathroom but it can be used at the same time by different people for different purposes. Twin sinks are separated by a door from the toilet and bath tub/shower.

The master suite includes an oversized “her” closet and a “his” closet. The master bathroom includes a shower with double showerheads on opposite sides that have separate water temperature controls to regulate warmth to individual desires. The master bathroom opens to a small covered patio.

There is also a large covered patio off the great room that goes over a bay window for the breakfast noon area of the kitchen.

A large courtyard leads to a covered entrance and a tiled entry way in front.

The two-car garage is oversized to accommodate what many men have said they wanted - ample space for vehicles and then some.

The home will have a stucco finish and a tile roof to keep maintenance costs down.

The location is also impassive. You are within a half mile of freeway access as well as the 52-acre Woodward Community Park. The new Promenade Shops at Orchard Valley is less than two thirds of a mile away as is Veritas Elementary School and Woodward Elementary School.
