665,000+ square feet of distribution space planned for Harlan Road

The former Bosie Cascade building material supply operation on Harlan Road is proposed to be replaced with more than 665,000 square feet of additional distribution center space.

The project proposed by Torrance-based Overton Moore Properties is before the Lathrop Planning Commission when they meet Wednesday at 6 p.m.

It will consist of a pair of distribution centers buildings — one 401,500 square feet and the other 264,200 square feet.

Four large canopy structures as well as two office buildings will be demolished.

Ghirardelli Chocolate and other warehouse/distribution is to the north, the Union Pacific Railroad to the east, Pets & Pals Animal Shelter to the south, and Harlan Road and Interstate 5 to the west.

The 32.64 acres is to the southeast of the Interstate 5/Roth Road interchange.

The proposed project will be providing a total of 400 parking spaces.

A breakdown of the planned number of parking spaces is listed below: 

*304 standard parking places.

*13 accessible parking spaces.

*62 electric vehicle (EV) capable parking spaces.

*21 electric vehicle charging station (EVCS) standard parking space.

The 400 parking stalls planned for the project exceed Lathrop’s parking requirements referenced above by 39 spaces.

The project will be providing 105 truck/trailer parking spaces for the trucking operations associated with the proposed warehouse uses.

Although trucks are allowed to access the subject site from South Harlan Road by way of Lathrop Road, the project analysis assumes that all trucks would most likely access South Harlan Road via Roth Road rather than Lathrop Road due to the site’s close proximity to Roth Road.

The project analysis studied the Roth Road/I-5 ramps intersections of the interchange area to determine if the existing roadway will be able to accommodate the truck turning movements on the roadway network.

The study concluded that improvements such as median trimming, curb line adjustments, widening of shoulders, and corner radius modifications will need to be incorporated at the Roth Road interchange area to mitigate any possible future turning movement conflicts for trucks with trailers.
