There is one part of the Manteca resale market that isn’t cooling down.
It’s the Oakwood Lake Shores gated community that arose from the demise of the Manteca Waterslides that closed on Sept. 26, 2004.
Located along the western end of Woodward Avenue, there is where you will find the highest concentration of tract homes that fetch $1 million or more.
And the $1 million plus homes in escrow all back up to the water.
It is where you will also find the most expensive pending resale in the overall Manteca market if you exclude custom homes on multiple acre parcels in the countryside.
That home in the 3800 block of Chivari Way has a pending offer or $1,199,000 for five bedrooms, 3.5 bathrooms with 3,817 square feet on an 8,751 square-foot lot.
Buit in 2013 and sold originally for $525,000, the seller has more than doubled what they paid for the home nine years ago.
The other homes above $1 million that are pending that back up to the water are:
*$1,169,000 for another home on Chivari Way with five bedrooms, 3.5 baths, 3,640 square feet also on an 8,751 square-foot lot. Built in 2016 for $618,500, it sold four years later in 2020 for $626,885. It has appreciated in value by $542,145 in the last five years.
*$1,075,000 for a four bedroom, 3.5 bath home with 3,123 square feet on an 8,259 square-foot lot in the 1400 block of Riga Trigoso Drive. It was built in 2016.
*$1,050,000 for a home in the 3900 block of Castellina Way with four bedrooms, 3.5 baths with 2,732 square feet on a 7,501 square-foot lot. Built and sold in 2016 for $564,500, the original buyer has realized $485,500 in appreciation during the last nine years.
There is one other $1 million waterfront home available.
It has four bedrooms, 3.5 baths with 3,284 square feet on a 7,501 square foot lot in the 3900 block of Castellina Way listed for $1.4 million.
The home sold for $643,000 when it was built in 2016. It sold for $1,290,000 in May of 2023.
