Tractor Supply Co. — when it opens in north Manteca — will bring a new dimension to retail options in the city.
The 21,702 square-foot store being built on North Union Road to the north of CVS Drug Store will be 3,000 square feet larger than the chain’s Ripon store.
It’s mixture of roughly 15,000 of offerings run the gamut from apparel to home improvement, agriculture supplies, lawn/garden equipment plus plants, pet care, livestock/equine supplies, towing equipment, outdoor living, holiday products, and more.
The biggest difference between the Ripon store and the one being built in Manteca is the fenced in outdoor area. The Manteca store will have 18,750 square feet. Ripon’s outdoor space is roughly a tenth that size.
Manteca will also 6,592 square feet of sidewalk, trailer, and equipment display.
There will be 96 parking spaces.
The store — along with a Dutch Bros drive thru — was approved by the Manteca Planning Commission on Thursday.
California Gold Development representative Scott Patterson noted leases have already been signed with Tractor Supply Co. as well as Dutch Bros.
The development firm is installing a traffic signal at the northern driveway from Union Road that will tie into a future development on the northwest corner of Union Road and Lathrop Road.
The developer is on the hook for $650,000 of the $950,000 cost of the signals.
Manteca will use public facilities improvement fees charged to growth to cover the rest of the cost. The city will be paid back when the northwest corner is developed.
City staff spent a significant amount of time working with the developer to increase the queue for 20 to 22 cars at the Dutch Bros to 30 cars.
To do so, the developer eliminated a proposed free-standing pad for retail use.
The overall project represents a $12 million investment by California Gold Development.
