A commercial building with the architectural stylings of a home on the southeast corner of Center Street and Garfield Avenue is being proposed for use as a residential care facility.
The proposed 18-bed facility at 505 and 509 East Center St. is before the Manteca Planning Commission when they meet Thursday at 6 p.m.
In the past the building has housed various commercial endeavors ranging from a massage therapist to a dog groomer.
Plans call for the existing first floor to have offices, laundry room, bathrooms, kitchen, and 14 bedrooms.
There will be a 173 square-foot addition to the existing first floor.
Being proposed is a adding a new 1,710 square second floor.
The second floor will have four bedrooms, a living room with kitchen, and bathrooms.
A new 7-foot masonry wall with landscaping will serve as a buffer between existing uses.
There is a dental office to the east as well.
The commercial mixed use zoning allows a residential care facility with a conditional use permit.
All current uses bordering, or directly across the two streets, will soon become designated in a new zone dubbed “downtown” once the general plan update adopted in July is implented.
