Restaurant, art school in works

An aging former drive-in that was converted into the now-shuttered DeVega Brothers restaurant may soon be replaced with a new 3,400-square-foot restaurant and 3,600 square feet of retail space.

The North Main Street project just south of Manteca Ford and north of Alameda Street is before the Manteca Planning Commission when  they meet Tuesday at 7 p.m. at the Civic Center, 1001 W. Center St. On the same agenda is a proposal to allow an arts school to open in the Manteca Industrial Park as well as plans for a new Chevron gas station and retail space on North Main Street at Lancaster Drive.

The design of the replacement buildings where DeVega Brothers once was located  will be in earth tones and reflect architecture similar to the DeGroot retail complex that opened several years ago on the northwest corner of North Main Street and Main Street where Coldwell Banker Crossroads Real Estate and Oak Valley Bank are the anchor tenants.

Terri Baker of Ripon is seeking a minor use permit to open the  Creative Art Zone school in  an industrial complex at 1072 Mellon Ave.

There are four suites in an existing 12,600-square-foot building. The art school will occupy 7,200 square feet. To the north is the Alhambra Water distribution center. To the south is the MICA Microwave Corp., a firm that assembles microwave equipment. 

The art school  site is northeast of the Industrial Park Drive and Mellon Avenue intersection.

The school could have as many as 49 employees, 36  on the vocation staff and 13 working in the office.

 The Chevron station is planned on the west side of North Main Street just north of Lancaster Drive on a parcel between the Robert E. Goodwin Community School and the Manteca Moose Lodge. The 0.93-acre parcel has a dilapidated building that was previously used as an auto body and paint shop that will be demolished.

It will consist of 12 gas pumps under a canopy and a 3,700-square-foot building that includes the convenience store and a suite of 1,728 square feet to be rented for retail purposes. The project also includes a second building proposed for 5,858 square feet of retail space in four suites.
