A record price for new tract homes in the Manteca-Lathrop-Ripon area is being set by Trumark Homes’ latest River Islands at Lathrop neighborhood.
The smallest basic footprint with 2,827 square feet for three different models being offered will start at $849,500. The third and largest footprint of 4,199 square feet starts at $922,500. Both base prices for the smallest and largest model establish new records for the Manteca-Lathrop-Ripon market when it comes to tract homes.
A total of 57 single family homes on lots that the builder says are the largest in the first phase of development in River Islands will officially go on sale this weekend.
Trumark Homes announced this week that the homes in Avalon at River Islands – which range in size from 2,827 square feet for a one-story home to 4,191 for a two-story home – will officially begin selling on Saturday, Jan. 15.
With options for four or five bedrooms and 3-and-a-half to 4-and-a-half bathrooms with optional lofts, dens, and Next-Gen suites,the builder expects that the homes will be popular with families looking to relocate from the Bay Area.
Lots for the homes will start at 7,000 square feet.

Trumark Homes – a San Ramon-based company, the majority of which was acquired by a Japanese company in 2020 – is the developer behind Manteca’s 55-and-over community The Collective off Louise Avenue and the soon to begin Vida at The Collective.
Once fully completed, River Islands will be home to more than 15,000 housing units. It will have commercial centers to cater to the massive master-planned community.
The area will soon be the home of the new Lathrop Police Department and has been the administrative home of the Lathrop Manteca Fire District for the past several years.
With residential construction in South San Joaquin County booming, River Islands has been a driving force behind the South County emerging as one the fastest-growing areas in the State of California. Lathrop is currently growing at nearly 5 percent each year and has grown nearly 50 percent in the between 2010 and 2020.
