Manteca will be getting a third kidney dialysis center

The City Council when they meet tonight at 7 o’clock at the Civic Center council chambers, 1001 W. Center St.,  are expected to approve an improvement agreement that will allow the project to proceed.

A big stumbling block were improvements connected with the location.

The Walnut Creek firm that builds dialysis centers for several clients chose to develop a 10,150-square-foot medical office building designed as a dialysis center on  the northeast corner of Airport Way and Yosemite Avenue.

Because it is a major intersection, off-site improvements beyond typical frontage upgrades are needed that add significantly to the development costs.

The complex will have 16 hemodialysis stations, five hypertensive heart disease home hemodialysis-training stations, and one ultrafiltration room.

Patients will be treated between 6 a.m. and 10 p.m. Monday through Saturday. There is an employee shift change about every four hours throughout the day. The dialysis center will employ between 20 and 25 people.

The site is proposed with 42 parking spaces, nine less than what the zoning ordinance calls for a medical office of its size.

The cost of the improvements are estimated at $837,992 including $204,773 for traffic signal relocation and modifications.

The developer will receive credits from the city for Public Facilities Improvement Plan fees it pays as its share toward major street upgrades in a specific area.

If the costs for the intersection  improvement when they are constructed exceed the $837,932 figure, the developer will be reimbursed for the additional expense when the city collects PFIP fees from other projects.
