Age-restricted neighborhoods in Manteca apparently aren’t as a hot of a commodity as they once were.

Trumark Homes originally wanted to build 478 homes that can only be sold to a household with at least one person that is 55 years or older.

Now, after sales have been a tad sluggish for that market sector, Trumark now wants to convert an internal neighborhood in the farthest northern part of the development into one without the age restriction.

On Thursday when the Manteca Planning Commission meets at 7 p.m. at the Manteca Civic Center, Trumark is asking for 41 homes to have the age-restriction lifted for the project abutting Highway 99 that is northwest of Louise Avenue and Cottage Avenue.

In doing so, it will create a new gated community that will only have access from Southland Road. There will not be access by vehicle or pedestrian to the age-restricted neighborhoods.

Altogether, there will be 55 homes that are not age-restricted. Fourteen of the homes will face Southland Road as originally approved. Two of those lots designed for custom homes will be made smaller to provide access to the internal 41 lots.

Originally when Trumark was approved it was as a standard neighborhood and not age-restricted.

If the commission approves the change, it means Trumark will offer one of the three non-age restricted neighborhoods in Manteca that is not gated. The others are Teracina on Northgate Drive east of Airport Way and Cobblestone on Cobblestone Avenue south of Lathrop Road.
