Valley Blossom sells eight new homes before models are done

Florsheim Homes has a solid reputation for building quality and providing homes that fit well into customers’ lifestyles and needs.

That is why its Country Rose neighborhood near Woodward School - that has been built out for five years - is holding value as much as $5 per square foot above comparable sized homes in both the non-duress and foreclosure markets.

The last four years have been rough on the new home market. Florsheim Homes has managed to keep selling - although at an admittedly slower pace - thanks to its drive to provide affordable and quality housing that reflects the market.

It is why Florsheim sold 77 homes in Manteca during the last four years while many competitors floundered.

Valley Blossom in Manteca is again zeroing in on exactly what buyers need and demand in today’s market which is quality, with a workable floor plan that is priced right.

The fifth phase of Valley Blossom was redesigned in terms of the lot map. That reduced the number of lots from 72 down to 42. In doing so that means they are able to offer large single story homes that are in demand with larger lots.

At the same time they are reducing “gingerbread design” touches such as pushing the garage back into the house footprint. Instead, garages are back to the more traditional “forward” position in relation to the house which has allowed Florsheim to reduce costs to keep other wants and needs within the price range of buyers.

Models aren’t targeted for completion for the revamped fifth phase until late December. Even so, based on Florsheim’s reputation and what they are offering eight homes have already sold.

And that’s not an easy feat given today’s buyers.

“The homes aren’t; stripped down,” noted Florsheim Chief Executive officer Joe Anfuso. “There are a whole list of things such as granite counter tops that are standard.”

The current Valley Blossom models offer three to four bedrooms with 2.5 bathrooms. The floor plans range from 1,286 square feet to 1,831 square feet. Prices start at $169,900.

Valley Blossom is located about a half mile southwest of the Airport Way and Highway 120 Bypass interchange between Atherton Drive and Woodward Avenue.
