400,000 square feet of retail planned

The Promenade Shops at Orchard Valley will be half built by mid-year.
That is why AKF Development is proceeding with plans for a fourth major shopping center along the Highway 120 Bypass corridor that is directly to the west of Orchard Valley.
Union Crossing — 400,000 square feet of general commercial and 90,000 square feet of office space — is being proposed for the southwest corner of the Highway 120 overcrossing and Union Road.
Major malls such as Orchard Valley tend to have strong regional pull that attract other national retailers who want to be close by but prefer to not be in the actual mall. Bass Pro Shops’ big 100-mile drawing ability is expected to attract other retailers to nearby locations such as the proposed Union Crossing.
The City of Manteca has contracted with EDAW to prepare an environmental impact report at a cost of $387,002. AKF Development put the money up after the city secured the consultant. On Tuesday, the City Council is being asked to amend the contract to use more updated truck circulation data than wasn’t available when the contract was signed to comply with state law. The additional work will cost $2,800. AKF has already agreed to deposit that amount with the city so the consultant can do the work.
The 120,000-square-foot Bass Pro Shops that opened in mid-October anchors the 746,470-square-foot lifestyle mall. The 16-screen Kerasotes Showplace Cinema also opened in October. The 103,000-square-foot JC Penney and Best Buy will open in the spring. Poag & McEwen has built several in-line storefront buildings to be leased to smaller retailers. There are also eight free standing restaurants planned cover 76,000 square feet a hotel, and a two-story health club.
The 3,970 parking stalls in extensively landscaped lots surround the mall roughly equally on all sides to minimize walking.
That is all part of the first phase consisting of 72 acres
The second phase of the Orchard Valley project includes a 10-story on another 20 acres immediately to the east between Atherton Drive and the Highway 20 Bypass. It will include a five-story and a 10-story hotel as well as a five-story office tower.
