It is becoming a running joke, of sorts, among some on social media.
It’s the quintessential new Manteca development.
And it includes a convenience store with gas station and a car wash.
This time it is the Village at Villa Ticino on the southwest corner of Airport Way and Louise Avenue across the street from the Manteca Unified School District office complex.
The project before the Manteca Planning Commission on Thursday, July 16, at 6 p.m. includes:
*a first phase with a 6,500-square-foot convenience store with 7,000 square feet of canopy covering gas pumps, and a 3,600 square-foot car wash.
*a second phase with a 40,000 square-foot grocery store, 57,512 square-foot hotel, 6,000 square feet of general retail space, 14,899 square feet of multi-suite general commercial space, a 12,000 multi-suit retail space with drive-thru, and two 4,300 square-foot quick serve restaurants with drive thru windows.
Just across Airport Way on the southeast corner of the intersection is where the city received plans last year for Villa Ticino Towne Square.
It consists of nine parcels with more than 70,000 square feet.
It includes a gas station and convenience store on the corner.
A separate car wash is to the east of the convenience store/gas station along Louise Avenue.
To the south of the convenience store/gas station is a 6,042-square-foot pad with a drive thru lane suitable for fast food uses as well as 6,600-square-foot pad with a 1,100-square-foot patio designed for a restaurant use.
Behind the two pads facing Airport Way are five other parcels involving two buildings.
One building is designed for four tenants. The largest space is 18,056 square feet. The other has three spaces range from 8,409 square feet to 12,540 square feet.
The other parcel is designated “education” which means it could be used as a childcare facility with 10,000 square feet plus a 7,500-square-foot yard.
The area immediately around the two proposed shopping centers has had in the past year new homes constructed, projects breaking ground, and projects proposed that will add in excess of 1,100 housing units at buildout.
That includes a 224-unit apartment complex immediately to the west of the Village at Villa Ticino the planning commission approved last year.
