Ripon Popeye’s & Burger King near completion

The Popeye’s Chicken and Burger King restaurants in Ripon are currently on a single 1.11-arce parcel that will need to be subdivided to two separate parcels.

Construction is nearing the final stages of completion for the new Popeye’s Chicken and Burger King restaurants in Ripon.

The property is currently under one address – 744 N. Jack Tone Road – in an area zoned for mixed use.

On Monday, the Ripon Planning Commission will meet at 6 p.m. in the Council Chambers, 259 N. Wilma Ave., will look to OK a Tentative Parcel Map to subdivide this 1.11- acre parcel into two separate parcels.

One parcel (Parcel 1) is approximately .57 acres or 24,735 square feet containing one of the two fast-food franchises while the other (Parcel 2) is about .55 acres or an area of 23,827 square feet and has the other drive-thru restaurant.

Planning Director Ken Zuidervaart said in his report that the proposed tentative parcel does comply with the Map Act and all City standards.

He noted that reciprocal access and parking easement will be required as a condition of approval for the project.

The two restaurants will also share the one trash enclosure on the site.

Commissioners, in addition, will look to approve a Tentative Parcel Map for Joshua Scharmann and the First Congregational Church of Ripon to subdivide the church and single parcel located at 100 N. Acacia Ave. and 114 N. Acacia Ave.
