Developers seek extensions for two apartment complex projects featuring 534 units

Developers of two apartment complexes with a combined 534 units are seeking a year extension of their project approvals when the Manteca Planning Commission meets on Thursday, Oct. 15.

One is a 210-unit complex known as the Soma apartments on the southeast corner of Atherton Drive and South Main Street.

The other is a 324-unit complex known as Villa Ticino on Louise Avenue to the southwest of the Manteca Unified School District complex.

The Soma project

California Gold Development — the firm building Marketplace@Main anchored by the 52,000 square-foot Save Mart Supermarket opening later this year — is seeking the extension for the Soma complex.

The two projects are directly across from each other.

The Soma apartments consist of 210 units including 42 studio, 52 one-bedroom, 92 two-bedroom, and 24 three bedroom apartments on 10.3 acres.

Ten three-story residential buildings will contain approximately 24 units each.

The apartment site is kitty corner from where a 180,000 square-foot Super Walmart store will anchor a shopping center with space for 11 other tenants.

The northeast section of the intersection save for where a home is now located is where an 818-home neighborhood — including 672 apartments — has received approval to move forward.

California Gold is also the developer of the Tractor Supply Store and the city’s third Dutch Bros location being built on Union Road north of the CVS Pharmacy and north of Lathrop Road.

The Villa Ticino project

The Villa Ticino complex on Louise Avenue will have 14 three-story residential buildings, each containing 24 units. The 15th building will be two stories tall and contain the office/clubhouse and a gym.

The 12.43 acre project is on the southeast corner of Villa Ticino Drive and Louise Avenue.

It is next door to the approved Village at Villa Ticino shopping center on the southwest corner of Airport Way and Louise Avenue.

The first phase will have a 6,500-square-foot convenience store with 7,000 square feet of canopy covering gas pumps, and a 3,600 square-foot car wash along with another component of uses the developer originally outlined as being part of the second phase.

The second phase consists of a with a 40,000 square-foot grocery store that could end up being larger or smaller, a 57,512 square-foot hotel, 6,000 square feet of general retail space, 14,899 square feet of multi-suite general commercial space, a 12,000 multi-suit retail space with drive-thru, and two 4,300 square-foot quick serve restaurants with drive thru windows.

The developer has been in talks with a grocer possibly interested in anchoring the project.
